
Sunset Hills commercial building at 3801 Regent Street. The photo shows the front setback from Regent Street. The footprint and setbacks of the existing building and preservation of all trees greater than 3″ caliper are specified in deed restrictions. The purpose of the restrictions, which were negotiated by the landowner and the neighborhood at the time of the last renovation, is to preserve the character of the heavily wooded site adjacent to Hoyt Park and residences. The restrictions should remain in effect despite rezoning.
